Portland Commercial Floor Repair, Zone by Zone
Most failing commercial floors still have large sections of sound concrete. Portland Concrete reads each failure on its own terms, fixes what the slab can support, and replaces only the sections that are genuinely past saving. Free on-site assessment included.
- Root cause identified before any work starts
- Sections repaired without halting operations
- Free written estimate with firm timeline

Where Commercial Floor Repair Starts: The Slab Assessment
Before any concrete gets cut, we need to know why it failed. A spalled surface near a floor drain in a Portland food-service facility points to chemical attack. A delaminated epoxy coating in a Hillsboro warehouse aisle usually traces back to moisture vapor pressure at the time of original installation. A crack running parallel to a loading dock door is almost always thermal cycling. Each of those failures calls for a different repair material and a different prep sequence.
The assessment covers the full floor, not just the spots that look bad. Bubbling or soft spots in a coating often signal that adjacent areas are also losing adhesion, even if they haven't lifted yet. Catching that early changes the scope of the repair and prevents a second call-out six months later. We mark every zone, photograph it, and note the probable cause before writing a single line of the quote.
For facilities where the slab itself is sound but the finish system has failed, the path forward often runs through self-leveling concrete to re-establish a flat substrate, or a fresh commercial epoxy floor over properly prepped concrete. Where the slab has structural damage, we look at whether warehouse floor repair methods apply, or whether a section needs full removal and re-pour. See our concrete cost guide for a sense of how repair scope affects pricing.
How it works
The Four Stages of a Portland Commercial Floor Repair
-
On-site assessment and zone mapping
We walk the facility with your team, probe the slab and coating for delamination, mark every failure zone with its probable cause, and measure each area. The result is a zone map that drives the repair plan and the written quote.
-
Saw-cut removal of failed material
Failed concrete or coating is saw-cut to clean edges, lifted out, and the substrate beneath is exposed. Clean cuts protect the surrounding sound floor and give the repair material a proper mechanical edge to bond against.
-
Substrate prep and bonded repair placement
The exposed substrate is ground or shot-blasted to the profile the repair material requires, primed with a bonding agent compatible with the patch compound, and the repair material is placed, consolidated, and finished to match the surrounding floor elevation and texture.
-
Finish restoration and cure
Repaired zones are brought back to the floor's existing finish: polished to the same grit level, coated with the same epoxy or urethane system, or sealed to match. Rapid-cure compounds are used where the floor needs to return to service within a shift.
Knowing when to stop patching
When Portland Floor Repair Gives Way to Full Replacement
Repair makes financial sense when the failures are contained, the surrounding slab is structurally sound, and the root cause can be corrected within the repair zone itself. A single delaminated bay in a 20,000-square-foot distribution center is a repair job. A coating that is lifting in 40 percent of the floor because the original installer skipped moisture testing is not, patching it section by section just delays the inevitable and costs more in the end.
On every assessment we give a straight answer on which situation the floor is in. If the honest recommendation is full replacement, the quote will say so and outline the right system for the facility: a polished concrete floor for a retail or office environment, a commercial anti-slip floor for a kitchen or loading area, or a full warehouse floor coating for a high-traffic distribution space. We also carry Sika repair systems for structural concrete work where the slab itself needs consolidation before any finish goes back down.

Commercial Floor Repair in Portland, Questions Answered
Coating failures, slab damage, joint repair and when a floor needs full replacement.
Coating had failed in three high-traffic zones. They diagnosed the cause as wrong system spec, patched the failed zones with the right system, and we have not seen new failures in two years.
Cracked slab near a loading dock. Diagnosed as thermal cycling, routed, filled with a flexible compound, and the crack has not opened again since. Right diagnosis, right fix.
They were honest that our floor was past repair, the original system was wrong everywhere. Quoted full replacement with the right system. Could have charged for repairs that would fail. Trust earned.
Repaired sections during night shifts so production never stopped. Schedule was tight, they hit every milestone, and the floor came back to full service on time.
