Where Portland Concrete Driveways Fail, and How We Prevent It

Most cracked driveways in Portland trace back to the same two problems: a base that was never properly compacted, and a mix that wasn't air-entrained for freeze-thaw. When water gets under a slab and freezes, it lifts. When it thaws, the slab drops. Repeat that cycle through a few Oregon winters and the surface fractures along whatever weak line it finds first. A exposed aggregate driveway or a stamped driveway poured over a properly graded, compacted gravel base with the right mix design simply doesn't follow that pattern.

Control joints are cut at planned intervals before the concrete sets, giving shrinkage a clean path. A penetrating sealer goes on after the cure window closes, locking out road salt and surface moisture. The result is a slab that looks the same in year ten as it did in year one. Those same standards apply to every other surface on the lot, stamped concrete patios, decorative walkways and polyaspartic garage floors all get the same base prep and mix attention.

Curious what a driveway replacement actually costs in Portland? The concrete cost guide breaks it down by square footage and finish before you schedule anything.

What to expect

From First Call to Finished Slab: Your Residential Concrete Project

  1. On-site estimate, what gets measured

We come to the property, measure the pour area, assess the existing grade and drainage, and talk through finish options. You leave with a written, line-item quote showing exactly what the concrete work covers and what it costs.

  2. Tear-out, base prep and forming

Old concrete is removed where needed, the subgrade is excavated to the right depth, and a compacted gravel base is built up before a single form board goes in. Landscaping and adjacent surfaces are protected throughout.

  3. Pour, finish and joint cutting

Concrete is placed, screeded and finished to the spec you chose, broom, exposed aggregate, stamped or polished. Control joints are cut at calculated intervals while the slab is still workable, directing any shrinkage movement along clean lines.

  4. Cure period, sealing and handoff

The slab cures under the right conditions, sealer is applied once the window opens, and we walk the finished work with you before leaving. You get a plain-language care schedule showing when the surface is ready for foot traffic, vehicles and full load.

Common questions

Portland Homeowners Ask About Residential Concrete

Straight answers on permits, backyard access, finish durability and what the warranty covers.

Portland Concrete handles the full residential range: concrete driveways, stamped and plain patios, polished and epoxy floors, epoxy garage floors, foundations, steps and stairs, sidewalks and walkways, basement concrete, retaining walls and countertops. One licensed local crew forms, pours and finishes every job.
It depends on the scope. Straightforward flatwork, a driveway replacement or a backyard patio, typically doesn't require a permit. Structural work like new foundation installation, taller poured retaining walls and certain stair configurations usually does. We confirm permit requirements at the site visit and handle the application when it's needed.
Yes. When a ready-mix truck can't reach the pour area directly, we use a line pump or staged wheelbarrow runs to get concrete where it needs to go. Access is assessed during the free site visit and factored into the quote, so a narrow side gate or a fully fenced yard doesn't stop a patio pour or a pool deck from happening.
The base and mix matter more than the finish itself, but for outdoor slabs in Portland's climate, broom and exposed aggregate finishes shed standing water and mask surface wear better than a smooth trowel. Sealed stamped concrete holds up well too, it just needs resealing on a regular schedule. We recommend the finish based on where the slab sits and how it gets used.
Yes. Workmanship is covered under warranty, and at the final walkthrough we go over exactly what's included along with the cure-and-care steps that protect the slab long-term. The written quote you received at the start serves as the permanent record of what was agreed and what was built.

Replaced our crumbling front steps and ran a new walkway out to the driveway. The rise is even on every step, the broom finish matches, and the railing posts line up clean.

Poured a new basement floor after the old one was torn out. It came out flat enough that the laminate went down without a single shim. Tidy crew and a clear cure schedule.

Broom-finish pool deck and a fire-pit pad in the same week. The slope drains away from the house exactly like they promised and the colour is consistent across both pours.

★★★★★

Built a poured retaining wall to hold back the side yard and tied a new sidewalk into it. Engineered, drained right, and it has not budged through a full freeze-thaw.
