Epoxy Floor Systems Built for Portland Warehouses and Plants
Epoxy flooring in Portland starts with the slab, not the topcoat. We assess the concrete substrate, specify a system matched to your chemical and traffic loads, prep the slab to manufacturer spec, and install primer, body coat, aggregate and topcoat as an integrated system. Free written estimate on every project.

The real failure point
Why Epoxy Flooring Fails Without Proper Slab Prep
Most commercial epoxy failures trace back to one overlooked step: the concrete slab was never properly prepared. A coating applied over a contaminated, uneven, or moisture-saturated substrate will separate from the concrete within months, regardless of epoxy quality. The foundation is the work; the epoxy is the finish.
Our process begins with diamond grinding the slab to the system manufacturer's profile, removing old coatings, contaminants and surface laitance. We test for moisture vapor transmission and apply a moisture-blocking primer where needed. Cracks and joints are filled with compatible material. Only then do we apply the primer, body coat with broadcast aggregate where slip resistance is required, and topcoat in the correct sequence with proper cure time between each layer.
This same rigorous approach applies to all our commercial floor systems, our broader commercial concrete portfolio, and the parallel residential epoxy garage floor work. When an existing epoxy has already failed, commercial floor repair often begins with removal and a fresh start.

How Portland Concrete Installs Epoxy Floor Systems
-
Assess and specify
We evaluate the slab condition, understand the intended use (wash-down, chemical exposure, vehicle traffic, slip requirements), and specify the epoxy system, primer, body coat, aggregate and topcoat that will perform in that environment.
-
Grind and prepare
Diamond grinding removes old coatings and surface contaminants, bringing the slab to the system's prep profile. Moisture testing determines if a vapor-mitigation primer is needed. Cracks and joints are filled with compatible filler material.
-
Prime and build
The primer bonds the epoxy to the concrete. The body coat is applied at the specified thickness. Slip-resistant aggregate is broadcast into the wet body coat where required by the specification.
-
Seal and return to service
The topcoat seals the system and provides the wear surface. The floor cures according to the manufacturer's schedule. We provide a clear timeline for foot traffic, vehicle traffic, and chemical exposure so you can plan operations accordingly.
System selection matters
Choosing the Right Epoxy Specification Extends Floor Life
Commercial epoxy systems differ significantly in chemical resistance, abrasion rating, temperature tolerance and slip classification. A system specified for light office traffic will fail in a wash-down kitchen or service bay. We specify based on the actual environment and use, not the lowest-cost option that fits the budget.
When the epoxy install is part of a larger renovation, we coordinate with adjacent polished concrete in office zones and loading dock concrete outside the building so all floor systems transition cleanly and perform as a unified whole.

Commercial Epoxy Questions, Answered
Slab prep, chemical resistance, slip ratings and what makes commercial epoxy worth specifying.
Three contractors quoted slab prep as a paint roller and a primer. Portland Concrete quoted diamond grinding and explained why. Two years in, floor is still tight to the slab, no peeling.
Service-bay system rated for hot tires and automotive fluids. Wash-down works, no spalling at the floor drains, and the slip aggregate is doing its job in winter.
They specced the system to the actual chemical exposure in our plant, not the cheapest option that fits the budget. Worth every dollar; the previous floor had failed in 14 months.
Coordinated install around our shift schedule. Floor was returned to service at the timelines they quoted, no surprises, no slipped delivery dates. Real professionals.
