Portland Parking Lot Concrete That Handles Heavy Loads

Your parking lot is the first impression and the last thing to fail. We build new lots engineered for vehicle weight and graded so water runs off, not into your foundation. Multi-level structures, curb systems, and repairs on failing slabs all start with a site walk and a free written estimate. Work happens in phases so your business stays open.

  • Engineered for vehicle loads and freeze-thaw
  • Graded to shed water across the entire site
  • Phased pours keep your lot accessible

The foundation of a good lot

How Parking Lot Drainage Prevents Cracks and Failure

Most parking lots fail not because the concrete is weak, but because water sits on top of it. When a slab is not graded to shed water, moisture seeps into the base, freeze-thaw cycles expand and contract the soil, and traffic cracks the surface. The fix starts before the pour.

We survey the site and set grades so every inch of your lot slopes away from buildings and toward storm drains or swales. The sub-base is compacted to carry the weight of loaded delivery trucks and turning vehicles. Control joints are saw-cut on a grid so any cracking happens in the joint, not across the slab. Curb and gutter channels runoff and protects the edges.

When an existing lot is failing, concrete parking lot repair addresses the root cause. We don't just patch the surface. We fix the base and drainage so the new concrete lasts. That same approach applies to all site concrete work.

The sequence

Pouring a Portland Parking Lot in Phases

  1. Site assessment and grading plan

We measure the lot, identify low spots where water pools, and design the grade so runoff flows to storm drains. We also map which sections pour first so your lot stays open.

  2. Subgrade prep and forming

The base is excavated, compacted, and built to handle the heaviest vehicles you'll park. Forms and rebar are set to the slab thickness and joint pattern.

  3. Concrete placement and finishing

We pour in phases, finishing each section to a broom or smooth texture. Control joints are cut while the concrete is still workable so cracks follow the grid.

  4. Cure and phased reopening

Each section cures for the required time before it carries traffic. Sections reopen on a schedule so you regain parking while the next phase is being poured.

Beyond the flat slab

Parking Structures and Curb Systems in Portland

Not every lot is single-level. A parking structure with ramps and decks requires structural engineering so each level carries its rated load and vehicles can navigate safely. We pour to the engineer's drawings and coordinate with steel, electrical, and other trades.

Most lots also need curb and gutter to define the perimeter, protect the edges from vehicle damage, and channel water away from the building. It's the most common add-on and one of the highest-impact details. When a lot is failing and needs repair work, we assess whether the issue is surface, base, or drainage, then fix the actual problem.

Questions answered

Parking Lot Questions From Portland Businesses

Drainage, scheduling, repair, and what concrete parking involves.

Yes. We phase the pour so sections of the lot stay open while others cure, and schedule the work around your hours. We map the phasing with you before the first pour so customers and deliveries always have access.
Almost always grading and base. A lot that was not graded to drain holds water, and water plus traffic plus freeze-thaw cracks it. Parking lot repair fixes the base and drainage cause, not just the surface.
Concrete costs more up front and lasts far longer with less maintenance, holds up better to heavy and turning loads, and does not soften in summer heat. We will give you a straight comparison for your site on the estimate.
Yes. Curb and gutter is the most common add-on to any parking pour, it defines the lot, protects the edges and channels runoff, and we form and pour it as part of the project.
Yes. A parking structure has ramps, decks and load ratings that have to be engineered together. We pour to the structural drawings and coordinate with the other trades on site.

Repoured the whole customer lot in phases over two weekends. We never lost parking on a business day and the new lot finally drains instead of ponding.

Our old lot was cracking everywhere. They showed us it was a base and drainage problem and fixed the cause, not just the surface. Holding up well.

Added curb and gutter when they repoured our front lot. Edges are protected, runoff goes where it should, and the whole thing looks sharp.
