Refined Polished Concrete Floors for Portland Retail & Office

Grinding and polishing a concrete slab transforms it into a finished floor that lasts decades. Portland Concrete refines existing slabs for retail showrooms, office lobbies, mixed-use spaces and any commercial environment where durability and light reflection matter. The slab becomes the floor; no coating sits on top. Start with a free written estimate and a mockup grind on your actual concrete.

Why grind and polish

Polished Concrete Outperforms Coatings in Commercial Spaces

A polished slab is not a coating applied to concrete. Instead, diamond grits progressively refine the surface, exposing aggregate and building sheen through mechanical action, then a chemical densifier hardens the top layer so it resists wear. The result is the slab itself, not a layer that can peel or fail.

This approach works best where the floor must survive heavy foot traffic for years without maintenance headaches, where brightness and light reflection reduce the need for additional lighting, and where the honest look of the concrete itself fits the design. Showrooms, galleries, offices, retail corridors, and mixed-use lobbies all benefit from polished concrete.

Our commercial epoxy flooring option suits different needs, and other commercial floor systems handle specialized conditions. When the existing slab is too uneven, self-leveling underlayment prepares it. For residential applications, we also offer polished residential floors.

The sequence

How Portland Concrete Grinds and Polishes Your Slab

  1. Evaluate the existing slab

We inspect the concrete for flatness, hardness and surface condition, note any cracks or spalls that need repair before polishing, and confirm your target gloss and aggregate exposure with you.

  2. Coarse grind to flatten

Progressive coarse diamond grits grind the slab flat, remove any surface contaminants, and expose the aggregate level you selected (cream, salt-and-pepper or full terrazzo-style).

  3. Apply densifier and hone

A penetrating densifier is applied to chemically harden the concrete, then medium and fine honing grits smooth the surface and begin developing the sheen.

  4. Final polish and guard

Polishing grits bring the slab to your chosen gloss level, and a protective guard coat is applied to shield the surface during the first weeks of use.

Finish and upkeep

Polished Concrete Reveals the Slab You Poured

The aggregate exposure you choose at the start determines the final look. Cream-only gives a soft, uniform appearance with no stones visible. Salt-and-pepper shows small aggregate flecks for subtle variation. Full aggregate exposes larger stones for a terrazzo-like, dramatic finish. We grind a small test area on your slab before committing to the full polish so you see the actual result on your concrete.

Maintenance is straightforward: dust mop or auto-scrub daily, and refresh the densifier every few years depending on foot traffic. Unlike epoxy or other coatings, there is no waxing, stripping or recoating cycle. The slab itself is the floor, so it wears as the concrete wears. Pair polished concrete with anti-slip flooring in high-traffic zones if needed, or coordinate with retail and restaurant floor systems in adjacent spaces.

Common questions

Polished Concrete Questions, Answered

Aggregate exposure, gloss levels, maintenance and when polished beats other finishes.

Most can, but very rough or very out-of-tolerance slabs need preparation first. We assess the existing slab, identify any work needed (crack repair, spall patching, self-leveling underlayment for badly out-of-tolerance areas), and quote that work alongside the polish.
Three common levels: cream-only (soft uniform finish, no aggregate showing), salt-and-pepper (small aggregate exposed), and full aggregate (large stones exposed, terrazzo-like look). We mock up a small area on your slab so you choose with the actual concrete in front of you.
Matte for low-glare, soft retail; satin for offices and general commercial; high-sheen for showrooms and where light reflection is the design goal. We agree the level up front; the final grit pass is what determines it.
Daily dust mopping or auto-scrubbing keeps it looking sharp. The densifier is periodically refreshed (every several years depending on traffic) to maintain hardness. No waxing, no stripping, no top-coat re-application like with an epoxy.
Floor area drives the timeline; a typical commercial polish runs over several days from grind to final polish and guard. Most of that is the polish work itself; the floor is usable shortly after the guard cures. The full schedule is in the quote.

Salt-and-pepper exposure was the right choice for our office; not too busy, not too plain. The mockup before the full polish was the moment we knew.
