Portland Concrete Driveway Sealing, Stop Winter Damage Before It Starts
A Portland winter cycles between wet and freezing dozens of times. Without a sealer, that moisture works into the slab and breaks it apart from the inside. Portland Concrete matches the right sealer to your driveway finish and keeps it on a reapplication schedule.

Why the slab needs it
Where an Unsealed Concrete Driveway Loses the Fight
Concrete is not solid through and through. The cured slab holds a network of tiny pores, and in Portland those pores fill with rainwater from October through March. When overnight temperatures drop below freezing, that trapped water expands, pushing outward against the pore walls. Repeat that cycle forty or fifty times across a single winter and the surface begins to flake, a process called spalling that shortens a driveway's useful life by years.
De-icing salt compounds the problem. Salt lowers the freezing point of water, which means the freeze-thaw cycle runs more frequently and at lower temperatures than it would otherwise. The result is accelerated surface breakdown, especially near the curb and apron where salt runoff from the street collects.
A properly applied sealer closes the pore network before water gets in. It also resists oil drips, surface staining, and the UV fading that dulls coloured concrete over time. The sealer product has to match the finish: an exposed aggregate driveway needs a penetrating sealer that locks the stone without going glossy, while a stamped concrete driveway typically takes a film-forming sealer that enhances the pattern colour. For plain slabs, see our brushed-finish driveway page. Questions about cost? The concrete cost guide covers sealing alongside other services.
From inspection to handoff
How Driveway Sealing Gets Done in Portland
-
Surface assessment and finish ID
Before any product is selected, we walk the slab and identify the finish type, note any cracking or spalled sections, and flag areas that need driveway repair before sealing. Sealing over open damage locks problems in rather than out.
-
Pressure washing and full dry time
The driveway is pressure-washed at a setting appropriate for the finish, lower pressure for stamped and coloured surfaces, higher for plain brushed. Oil spots get a degreaser treatment. The slab then dries completely; applying sealer to damp concrete causes fogging and adhesion failure.
-
Sealer application at spec rate
The matched sealer goes on at the manufacturer's specified coverage rate. Thin application leaves gaps; heavy application puddles and peels. Some systems call for two coats with a flash time between them. We follow the product data sheet, not guesswork.
-
Cure period and reseal scheduling
The sealed slab stays off-limits to foot traffic for roughly 24 hours and vehicles for 48, depending on the product and temperature. At handoff, we note the next recommended reseal window so the driveway stays protected on a consistent schedule.
Reading the signs
Your Concrete Driveway Is Telling You It Needs Sealing
The clearest signal is water behavior. A properly sealed slab beads water into round droplets that roll off. When the sealer has worn through, water spreads flat and soaks in instead. That shift from beading to absorbing is the practical trigger for scheduling a reseal, regardless of how many months have passed since the last application.
Other signs show up more gradually. Coloured concrete starts to look chalky or washed out as UV exposure breaks down the surface. Stamped patterns lose their depth and contrast. Salt residue from winter road spray sticks to the surface instead of rinsing clean. Small pits appear where freeze-thaw has already begun working the top layer loose. Catching those signals early keeps the job a straightforward reseal. Waiting until the pitting deepens turns it into a driveway repair project first.
Most Portland driveways land on a two-to-three-year reseal cycle. Decorative finishes, including coloured concrete driveways, tend toward the shorter end because the sealer also protects the pigment. Plain slabs can sometimes stretch to three years if the winters were mild. For a full picture of what we offer on driveways, the concrete driveway services page covers every finish and repair option.
