Portland Foundation Waterproofing Done to the Footing
Groundwater finds the path of least resistance, and in Portland that path is often a foundation wall with a failed or missing membrane. Portland Concrete digs to the footing, preps the concrete surface, installs a bonded exterior membrane with drainage board, sets new weeping tile in clean stone, and restores grade so water moves away from the wall rather than against it. New pours get waterproofed before backfill; existing foundations get the same system retrofitted. Free written estimate on every job.

Where the membrane belongs
Keeping Portland Foundations Dry Starts on the Outside
Groundwater presses against the outside face of a concrete foundation wall. That is where the protection has to be. A membrane applied to the interior face of the wall, or a coat of sealer brushed onto the block, addresses the visible stain but leaves the concrete itself saturated. Through Portland winters, that saturated wall cycles through freeze and thaw repeatedly, and the concrete degrades from the inside out while the homeowner assumes the problem is handled.
Proper foundation waterproofing starts with excavation. The wall has to be exposed from grade down to the footing so the full height of concrete can be cleaned, inspected, and coated. Drainage board goes over the membrane to protect it during backfill and to channel water downward toward the weeping tile rather than letting it pool against the wall face.
Weeping tile at the footing is the final piece. Old clay tile collapses and silts up; perforated pipe in clean stone moves water reliably to daylight or a sump. Replacing it while the trench is already open is the logical call. See our full foundation installation scope for how this system is built into new pours, or review basement waterproofing options when the interior also needs attention. For walls that have already cracked, foundation crack repair is sequenced before the membrane goes on.
How it works
From Wet Wall to Dry Foundation: The Portland Concrete Sequence
-
Read the site before touching a shovel
We trace moisture back to its source: which wall sections show staining or efflorescence inside, how grade and downspouts direct water toward the foundation, and whether existing weeping tile is functional or absent. The scope of excavation follows from that assessment, not from a fixed package.
-
Open the trench to the footing
Excavation runs down to the top of the footing on every wall section included in the scope. The concrete surface is cleaned of old coatings, failed tar, and any loose material so the new membrane bonds to sound concrete rather than to whatever was applied before.
-
Membrane and drainage board, in order
The bonded waterproofing membrane is applied to the prepared wall from footing to grade. Drainage board is installed over it before any stone or soil contacts the wall. The board protects the membrane during backfill and creates a channel that moves water downward rather than letting it sit against the concrete.
-
Weeping tile, stone, and grade restoration
Perforated pipe is set in clean drainage stone at the footing and tied into the drainage outlet. The trench is backfilled with stone over the tile, topped with native soil, and the surface grade is restored to slope away from the foundation. Downspout extensions are adjusted where needed.
What the estimate covers
What Portland Concrete Checks Before Quoting Foundation Waterproofing
Before any number goes on paper, we look at the full picture: how many linear feet of wall are affected, whether the concrete has cracked or just lost its membrane, what the existing drainage situation is at the footing, and whether the grade around the house is directing water toward or away from the foundation. A corner leak and a three-wall failure are very different scopes, and the quote reflects the actual condition rather than a standard package.
Sika waterproofing systems are among the products we specify for membrane work, depending on wall condition and site drainage requirements. See the Sika waterproofing product page for system details. For foundations where the concrete slab inside the basement has also been affected, basement floor work can be scheduled in the same mobilization. Homeowners planning a full basement renovation typically waterproof the foundation first so the interior finish goes over a dry wall.
The written estimate covers excavation, membrane, drainage board, weeping tile, stone backfill, and grade restoration. There are no line items added after the fact for conditions we should have caught during the site visit. If the wall needs structural attention before waterproofing, that is noted in the assessment and quoted separately so the sequence is clear.

Foundation Waterproofing in Portland: Straight Answers
How exterior membrane compares to interior sealer, when weeping tile gets replaced, and what the written quote actually includes.
Two interior sealer jobs failed before we called Portland Concrete. They went to the outside, did it right, and the basement has been dry through two springs since.
Excavated one wall, replaced the weeping tile, put on a proper membrane, restored the landscaping cleanly. Wall is dry, yard looks like nothing happened.
Honest that the leak was just one corner and we did not need to do the whole foundation. Saved us a lot. Corner has stayed dry through the rain we had since.
Big excavation, big mess on day one, but they put the yard back together by the end and the basement is bone dry. Worth doing once and properly.
