Densified Polished Garage Floors for Portland Homes

Grind the slab, densify it, polish it smooth. That is the entire system. No coating sits on top to peel, chip or need reapplication. Portland Concrete transforms your garage floor into a hard, sealed surface by working the concrete itself into a tight matrix that resists oil, salt and daily wear. The result is a low-maintenance floor built to last decades without a recoat schedule.

Slab-based finish

Why Densified Polished Concrete Outlasts Coatings

Coatings sit on top of the slab. Polished concrete is the slab itself, ground finer and chemically locked into a hard, low-porosity matrix. When you choose polished, you eliminate the entire failure mode of coating adhesion, peeling, and recoat cycles that define epoxy and polyaspartic floors.

We grind through progressive diamond grits to expose the concrete matrix and remove surface imperfections. A chemical densifier is then applied, which penetrates and hardens the slab from within. The final polish brings up a satin or low-sheen finish that is sealed with a stain protector to repel oil, brake fluid and road salt.

The trade-off is aesthetic: polished floors are understated and functional, not decorative like metallic epoxy. For a garage that needs to perform without drama, polished is the long-term winner. See all garage floor choices to compare.

The process

Polishing a Garage Slab Step by Step

  1. Assess slab condition and density

We inspect the concrete for cracks, old coatings, and structural soundness. If a failed coating exists, it is stripped back to bare concrete before grinding begins.

  2. Grind with diamond tooling

Progressive grinding with diamond pads removes surface damage and exposes the concrete matrix. Each grit level prepares the slab for the next, working toward a smooth, uniform surface.

  3. Apply chemical densifier

A penetrating densifier hardens the concrete from within, closing pores and creating a tight matrix that resists staining and wear. This is the core of the polished system.

  4. Polish and seal the finish

Final polishing brings up the satin or low-sheen finish you selected. A stain protector is applied to guard against oil, salt and moisture before the garage is ready for use.

Durability comparison

Polished Slab vs Coated Garage Floors

Polished concrete and epoxy garage floors both perform well initially. The difference emerges over time. Epoxy and polyaspartic coatings eventually fail and require recoating. Polished concrete, being the slab itself, has no coating to fail.

Impact resistance, thermal cycling, and chemical exposure all favor polished in the long run. A garage floor repair on a failed coating can be stripped and re-polished, but the maintenance burden is eliminated from the start with a polished finish. Cost is comparable at installation, but polished wins on lifecycle cost because there is no recoat schedule to manage.

Polished Garage Floor FAQs

Durability, maintenance, slip resistance and cost for polished concrete in Portland garages.

On impact and long-term wear, polished often wins because there is no coating to chip or peel. Epoxy is excellent until the coating eventually fails; polished concrete is the slab itself densified, so failure modes are different.
Yes, with the stain protector applied as part of the system. The densified surface is far less porous than untreated concrete, and the protector keeps salt, oil and brake fluid from soaking in.
Yes, after stripping the failed coating. Garage floor repair grinds the existing coating back to bare concrete; from there we polish the now-exposed slab into the finished surface.
Not when finished for it. The polish level can be tuned, and a slip-additive can be added to the protector if the garage sees a lot of moisture or melt water. Most homeowners find polished garages no slipperier than a coated floor.
Similar order of magnitude on initial install. Polished often wins long-term because there is no recoat cycle. We quote both on the estimate so you can compare for your garage.

Chose polished to avoid the recoat trap. Two winters in and a damp mop is all it needs. No peeling, no coating drama, just a solid floor.

More resilient than the epoxy we had before. Dropped tools, hot tires, oil spills, nothing phases it. The stain protector keeps everything from soaking in.

We wanted a working garage floor, not a showroom. The satin finish is exactly right. Clean, functional, no slippery gloss.

They tested the slab first to make sure it would polish well. Professional approach, and the result is a floor that will outlast any coating.
