Color That Lives in the Stained Concrete Itself

Stain penetrates or chemically reacts into the slab to create permanent color depth without a coating layer. Portland Concrete applies acid and water-based stains to new pours and existing floors in showrooms, restaurants, hotel lobbies, and office entries where the floor itself becomes a design element. Every project includes a free written estimate and on-site color test.

How stain works

Why Stained Concrete Outperforms Coatings

Coatings sit on top of concrete; stain becomes part of it. Acid stains trigger a chemical reaction with the slab's mineral content to form color compounds that bond at the molecular level. Water-based stains soak into the pores without creating a surface film. Both methods lock color into the concrete itself, so it cannot peel, flake, or wear away like paint.

The natural variation in concrete becomes an asset rather than a liability. Showrooms, restaurants, hotel lobbies, and office reception areas benefit from the depth and character that stain delivers. Pair stained concrete with polished concrete finishing to amplify the color and add a protective layer that lasts years between maintenance cycles.

For projects where bold geometric pattern or stone texture is the priority, stamped concrete is the stronger choice. Our full decorative concrete menu and broader commercial concrete services cover both approaches.

The stain sequence

How Portland Concrete Stains Commercial Floors

  1. On-site color test

We apply the selected stain to a small area of your actual slab to show how the color will react. This test reveals depth, tone, and any prep adjustments needed before we commit to the full floor.

  2. Open the slab surface

Diamond grinding or chemical cleaning removes old sealers, coatings, and surface contaminants so the stain can penetrate or react properly. Existing damage is assessed; heavily damaged slabs may not stain uniformly.

  3. Apply and develop color

Acid stain is applied in controlled stages and allowed to react, then neutralized with a baking soda solution to stop the process. Water-based stain is sprayed or rolled in multiple coats to build the desired color intensity.

  4. Polish, seal, and handoff

The stained surface is polished to enhance depth and protected with a commercial-grade sealer. We document the maintenance schedule (sealer refresh every 2-3 years) so the floor stays vibrant long-term.

Durability and maintenance

Stain Bonds to the Concrete Permanently

Because stain is not a coating, it cannot fail like one. The color compounds form inside the slab through chemical reaction or deep penetration, making them immune to peeling, flaking, or delamination. Wear appears as patina over decades, not as surface failure. A sealed stained floor in a commercial setting will look intentional and rich for 10+ years with routine maintenance.

Combine stained concrete with polished concrete for maximum depth and durability. Integrate stained zones into larger commercial decorative designs where stain, stamped, and coated areas work together as one cohesive floor system.

Common questions

Stained Concrete Questions, Answered

Acid vs water stain, slab prep, color predictability and pairing with polish.

Acid stain produces deep variegated color through chemical reaction; results are unique to each slab and less predictable. Water-based stain gives more predictable color and a wider palette. We recommend based on the look you want and how much variability you embrace.
Mostly. The stain test on your actual slab gives a strong read of how the color will land at full scale. Some natural variability is part of the appeal; if you want exact-uniform color, a coating is the better tool.
Both, with the right prep. Existing slabs need diamond grind or chemical cleaning to remove old sealers and contaminants so the stain reaches the concrete. Old slabs with extensive damage may not stain evenly; we test first.
Yes, for protection and to bring out the color depth. Sealer reapplication every several years in commercial settings keeps the floor looking sharp and the color saturated.
Typically several days from prep through stain, neutralize, polish and seal. Larger floors stretch to weeks. The schedule is in the quote so you can plan around the work.
