Structural BASF MasterSeal Waterproofing for Portland Projects

When a foundation wall, underground structure, or plaza deck needs to stay dry for the life of the building, MasterSeal is the membrane system that engineers specify. Portland Concrete applies the full BASF protocol: substrate prep, primer, membrane at engineered thickness, and protection layer. Free written estimate with firm schedule.

Engineering-grade protection

Where MasterSeal Waterproofing Performs

MasterSeal is BASF's answer to structural waterproofing: the membrane system for applications where water intrusion is not a minor repair but a structural failure. Multi-storey buildings with below-grade levels, plaza decks carrying foot traffic over occupied space, underground parking structures, tunnel work. These are the projects where the waterproofing has to work for decades without failure.

We install as a BASF-system installer, meaning we follow the full protocol: substrate cleaning and repair, BASF primer, membrane application at the engineered thickness, joint and penetration detail per spec, and the protection layer where required. The system warranty depends on installer compliance with that protocol, and we document every step.

On projects with multiple BASF products, coordinate MasterTop epoxy flooring for interior slabs, and MasterFlow grout for equipment baseplates. If the spec calls for Sika waterproofing or Ardex systems instead, we install those to the same standard.

Installation sequence

How MasterSeal Installation Unfolds in Portland

  1. Identify the MasterSeal product

We work with the structural engineer to confirm which MasterSeal variant (sheet membrane, liquid-applied, or hybrid system) fits the substrate, exposure conditions, and construction schedule.

  2. Prepare the concrete surface

Substrate is cleaned to BASF spec, existing cracks are repaired with compatible material, and joint areas are isolated and prepped for the membrane application.

  3. Apply primer and membrane

BASF primer is rolled or sprayed, then the MasterSeal membrane is installed at the engineered thickness with full coverage at all joints, penetrations, and transitions per the engineer's detail.

  4. Install protection and document

Where required, the protection layer is installed to shield the membrane from backfill or traffic. The system is photographed and documented to support the BASF warranty claim and structural review.

Structural coordination

Why Structural Waterproofing Demands Precision

Most MasterSeal projects involve a structural engineer because the waterproofing protects load-bearing assemblies. The engineer's specification drives the product selection, membrane thickness, joint detail, and protection strategy. Our role is to execute that spec with documentation that satisfies the structural review and supports the warranty.

If the project includes other BASF services, we coordinate the full scope: BASF product suite for waterproofing, flooring, and grouting. We also work with Mapei waterproofing or Sika crack repair when those are specified.

Common questions

MasterSeal Questions, Answered

System types, structural engineer coordination, warranty and protection.

Below-grade structural waterproofing on commercial or institutional projects, plaza decks over occupied space, and any application where the engineer specifies BASF. We install when MasterSeal is specified rather than recommending it over alternatives.
Most MasterSeal projects do, because they involve structural assemblies. The engineer specifies the product and the install detail; we deliver to that spec with documentation.
For below-grade and traffic-exposed applications, yes. The membrane needs physical protection from backfill or traffic; the protection layer is what keeps the membrane functional through service.
Yes, system warranty applies when installed by a BASF-system installer to BASF spec. We deliver the documentation that supports the warranty submission.
Depends on area and system. Foundation walls can be done in days; large plaza-deck systems with multiple layers stretch over weeks. The schedule is in the quote.

Structural Engineer, Portland
★★★★★

Plaza deck MasterSeal with multiple protection layers. They knew the BASF protocol cold, joint detail at every transition. Holding through full traffic exposure.

Y. G6

★★★★★

Structural waterproofing with BASF spec on a complex below-grade project. The install matched the spec, documentation supported the audit. Real engineering-grade work.

Q. G6
Engineer, Hillsboro
★★★★★

Below-grade MasterSeal across a foundation, full system warranty in our project file. Dry through three springs of melt. Worth doing right at structural scale.
